339 Brooks Avenue, V-19-10 – variance to reduce front yard setback from 30 ft to 27.2 ft for the construction of a second story addition. Lot coverage will be 45.9% (55% allowed).
1660 Dekalb Avenue, V-19-31 – special exception to reduce parking requirements for the space formerly occupied by the Mercantile. The application is for a reduction of the required on site parking from 43 spaces to 27 spaces and the reduction of loading spaces from 2 to zero for the renovation of an existing food service/retail suite into a food service restaurant with alcohol sales. Under the proposal, parking for the proposed restaurant would be reduced from 25 (1 space per hundred square feet) to 9 (1 space per 300 square feet). There are 27 total parking spaces on the site shared between the coffee shop, the five residential units and the subject property.
